"Make sure no residue remains, as chemicals can weaken tiles over time," the roof repair expert said.

Afsharian explained it's important to repair any damaged areas as soon as you notice them. "If any tiles crack during the [cleaning] process, they should be replaced immediately to prevent leaks," he said. The roof repair specialist recommended calling a professional if your roof has a high or steep pitch, fragile or aged tiles, or signs of structural damage.

This is especially true for those who live in an older home with clay roof tiles. "Older tiles can break easily, leading to costly repairs," he said. "... If there are visible cracks, leaks, or loose tiles, walking on them could cause further damage."

On average, Afsharian says a basic cleaning will cost between $1,000 and $2,500. If your roof needs mold or algae removal, expect to pay between $1,500 and $3,500. And if your clay tile roof needs extensive restoration or repairs, you should budget over $3,500 to have it fixed.
