Unsellable Houses Stars Share The Furniture To Avoid For A More Comfortable Living Space
Creating the ideal layout in any room is about more than just picking trending pieces or themes. You really have to consider the floor plan and how much space you have to work with. While oversized furniture has been a staple of comfort and luxury within the design world, there isn't always room for large pieces, especially if you have a smaller space. Design experts from "Unsellable Houses" tout using smaller furniture in a limited layout to create more flow and an overall airier floor plan. These pieces make your room seem bigger with more of the floor showing.
From making the most of a small entryway to helping open up a space, the stars know how to decorate for any layout. In Season 5 Episode 5 of the show, Lyndsay Lamb and Leslie Davis explain that they chose more compact items for a renovation in a small living room, allowing more breathing room for the owners to enjoy rather than feeling cramped by their furnishing. Davis noted that "In here, the furniture was just really oversized for the space, so making it more appropriate for the room and leaving a lot of ground room, too, helping it feel airy," Davis said (via LMTOnline). There are measurements to keep in mind when adding and placing furniture in a room, which can act as a guide when spacing everything. Ideally, if you can get 30 to 36 inches between your pieces furniture, that offers enough floor space for people and opens up the room. However, you can go down to 18 to 24 inches if you need a little more room for your furniture.

The "Unsellable Homes" stars used a compact but cozy two-seater couch in the living room of this episode. For a dining room, consider purchasing a table that can fold down when not in use to make more space. Murphy beds are always useful in smaller bedrooms or spaces that double as offices or serve other uses, too. Lyndsay Lamb suggests utilizing vertical space in small areas as well. Utilizing wall shelves instead o tables and stools will give you clear surface areas. Also consider purchasing ottomans or a table that has hidden compartments to maximize the storage space in your small home.
To make your smaller furniture pieces seem larger and more sumptuous or cozy, there are tricks you can try that will keep your room more open while still providing the style bigger furniture provides. Layering textiles and cozy elements is a great way to elevate your pieces. Think big fluffy blankets and pillows with various fabrics and materials (as well as prints and colors), and even rugs to create to the overall effect.
