Local social network app Nextdoor recently released its 2026 affordability ranking for California towns. Using data from Nextdoor Neighbors and 3rd-party data sources, they created an affordability ranking ranging from 0 to 100. While you may not have heard of these smaller towns, you can soak up just as much sun and get a taste of smaller-town living in these beautiful communities. So, if you're eyeing a move to the Gold Coast, check out these affordable spots. California, here we come.
Farmersville: Good for kids and dogs
Nestled in the state's central valley, Farmersville, as the name suggests, is surrounded by orchards, dairy farms, and other commercial agriculture. One sweet spot is family-run stand Phan's Strawberries, while nearby Ford Farms boasts a petting zoo, pony rides, and a pumpkin patch.
On Nextdoor, where Farmersville ranked as the fifth-cheapest California city in 2026, the 10,393 residents rave about its walkability, family-oriented community, and dog-friendly nature.
No doubt a place people are moving for affordable housing, it earned a score of 95 on Nextdoor's affordability rankings. In fact, one three-bedroom, two-bathroom home was listed for $340,000, significantly below the $1 million median home price in LA. And though its inland location places it roughly 4 hours from the beaches in Big Sur, it's just 18 miles from Lake Kaweah, a roughly 2,000-acre reservoir. Another not-so-tall order is the roughly hour-long drive to hike, camp, and view the massive trees in Sequoia & Kings Canyon National Parks.
Coalinga's small town vibes
Nestled in the San Joaquin Valley, Coalinga claimed the fourth spot on Nextdoor's 2026 list of affordable California cities. For its 17,488 residents, the town's highlights include a clean, peaceful feel and a strong, diverse community (it ranked No. 8 on Niche's list of Most Diverse Places to Live in Fresno County).
While the area offers remnants of its oil boom, one must-see is the Harris Ranch Resort, a local landmark that has earned a number of Best of Central California awards from The Fresno Bee.
For those who'd like to do more than just visit, Coalinga has earned an affordability ranking of 95, with the median home price clocking in at $318,000. Of course, budget is just one factor to consider when purchasing a home. Dubbing it a small town filled with big-hearted people, one resident raved in a Niche review, "Everyone knows each other: simple life and trusted people in a small town of Coalinga. The community does a great job of building and helping a friendly village."
Lamont: A diverse town with a convenient location
A close suburb of Bakersfield — another affordable place to live in California — Lamont's 13,715 residents appreciate its proximity to freeways, making for an easy commute to and from work. It also gets high marks for friendliness and affordability, landing at No.3 on Nextdoor's 2026 list. Per Niche, roughly half of locals own homes, with the median home value sitting at an affordable $220,700. The median rent, meanwhile, is less than $1,000, nearly $500 below national prices.
While it's a short drive to everything on offer in Bakersfield, including the Kern County Museum and Buck Owens' Crystal Palace, Lamont itself is home to Bear Mountain Park, a small local recreation spot. Plus, the Pacific Ocean is just 2 hours away. Though housing prices are on the rise, Niche puts the median home values at $281,000 and rents at just over $1,000. And while one resident acknowledges there's not a ton to do there (except bite into fresh produce, of course), they wrote, "Mendota is a very small town full of different nationalities. We might be a small town, but we unite as a whole when it is needed."
Avenal, the Pistachio Capital of the World
Avenal claims the top spot on Nextdoor's 2026 list of affordable California cities. But that's not the only fact that leaves its 13,423 residents flying high. In addition to boasting top-notch Mexican eats and a vintage-style downtown theater, Avenal is home to a privately owned glider-only airport. So, aviation enthusiasts can watch non-powered sailplanes take off and land.
The rural town also earns high marks for its friendly community, quiet atmosphere, and easy access to freeways. And with median home values sitting at just under $229,000, per Niche, and rents barely surpassing $1,000, residents get a lot of bang for their buck.
Another distinction that residents crack on about is its title of "Pistachio Capital of the World" due to the surrounding pistachio orchards. While locals admit the need for more stores, one resident on Niche wrote, "I believe the city has the potential to grow and flourish."
